1. Build good relationships with the client, landlord, and partner/sub-contracting companies and conduct overall site operations.
2. Provide supervision, training, coaching, evaluation, etc. to the team members on site, and contribute to lower staff turnover rate and skill improvement.
3. Keep daily communication with the client closely and maintain high customer satisfaction.
4. Be compliant with the regulations of company, and with client’s Health & Safety (HSE) and Security policies, in order to maintain zero accident.
5. Comply with procurement rules of company and client’s, and conduct correct process, such as Estimates, Purchase Orders, Invoices, etc.
6. Conduct facility management, project management, and vendor management.
7. Understand financial aspects (revenue, cost, budget management, etc.) 
8. Comply with SLA and contribute to achievement of KPI, based on regional IFM agreement. 



1. Good PC Skills (Word/Excel/Outlook).

2. Fluent in English and Japanese language skill at business level.
3. Good leadership skills, team player, adaptability, initiative, negotiation skills. 

4. Good interactive communication skills; ability to impart knowledge, 
delegate, train and empower teams.
5. Excellent client relationship management skills.
